Before making an offer on a home, it’s a good idea to get pre-approved for a mortgage. This will show the seller that you’re serious about buying the property and that you have the financial resources to complete the transaction.
When choosing a specialized realtor, it is important to consider their experience and track record in the market. It is also important to make sure that they are familiar with the area and property type you are interested in. Ask questions about their process and what services they provide, and be sure to get referrals from friends and family.
There are a wide array of acreages and equestrian properties for sale in British Columbia, so take your time and compare prices and features.

Once you’ve found the perfect home, it’s time to make an offer. When making an offer on a property, it’s important to have a realtor to help write up the offer on a standard contract of purchase and sale. This document is a legally binding agreement between the buyer and the seller, and outlines the terms and conditions of the sale, including the price, any conditions that must be met, and the date of possession. A realtor will help ensure that your offer is complete and accurate, and that it meets the requirements of the seller.
The seller may accept your offer, reject it or make a counter-offer. If you haven’t gotten a pre-approved mortgage and there is any doubt whether or not you will be able to buy the home, it’s best to make your offer subject to financing. This means that the sale is conditional on your being able to obtain a mortgage at favourable terms.
Once all the paperwork is in order, it’s time for closing the deal.
You will need to finalize your pre-approved mortgage. Make sure you read over the documents carefully and ask any questions you have before signing.
Once you have signed the documents, the lender will send them off to be processed. You should receive the funds within a few days, and then you’re ready to move into your new home!
You will also need to sign the final purchase documents at a lawyer’s office and pay the final closing costs, which include legal fees, land transfer taxes and title insurance premiums.
